

Heritage Housing Partners (HHP) was created in 1998. HHP creates affordable housing and neighborhood revitalization through the preservation of existing historic homes and new construction of single-family residences. We believe that creating affordable homeownership opportunities revitalizes neighborhoods through the pride of ownership, and assists low- and moderate-income households create wealth through homeownership. HHP’s strategic focus is finding development opportunities in those Southern California cities in which the affordable sales price for HHP’s homes is substantially below the median sales price for comparable units in that community. As such, HHP past and future affordable homeownership projects are in cities such as Pasadena, Glendale, and South Pasadena, where the quality of life is high, but the availability of affordable homeownership is typically out of reach to households making between 80% and 200% of area median income. HHP strives to build market-quality units and sell them at below-market prices to income-qualified, first-time homebuyers. To date, HHP has sold over 50 affordable homes to income-qualifying homebuyers, and has a current development pipeline of over 120 units. HHP has a dedicated design & building team that is experienced in building energy-efficient, market-quality units that have a distinct architectural style consistent with the architecture of the neighborhoods we serve. HHP’s strong experience in obtaining traditional and non-traditional funding sources is another key to our success. Our most recent project, Fair Oaks Court in Pasadena, was financed using a traditional construction loan (provided by WaMu) along with NMTC leveraged equity (the first use of New Markets for an affordable for-sale project in the US). Permanent sources used silent city, county, and state mortgages to keep the first mortgages affordable for our homebuyers. |
