3/15/2013: Herkimer Gardens has been awarded a Los Angeles Conservancy Preservation Award for best residential project.

Herkimer Gardens, located at 407 N. Raymond Avenue in Pasadena, currently houses two historic buildings which will be rehabilitated for sale as affordable housing.  This project will also include construction of a new 1-bedroom/1-bathroom Carriage House built over the new garages for the development. Each home includes a private garage, with 2-spaces for each of the larger units and 1-space for the Carriage House.

The site was purchased by HHP to rescue the historic Greene & Greene Herkimer Arms and the Professor Hammond House; both located on the Fuller Theological Seminary campus and slated for demolition.  A local preservation advocacy organization approached HHP for assistance in saving both buildings from demolition, especially the Herkimer Arms which is the only known apartment building designed by the Greene & Greene brothers making it notable and unique to the history of Pasadena.

Parking will be in a detached garage off Maple Street and to take full advantage of the site plan, HHP will build a one-bedroom loft unit above the garage.   Units should be available for move-in during Spring 2012. 

The homes will be available for sale to qualified first time homeowners in target income ranges based on household size, as follows:

  • Buyers cannot have owned a home any time since 1/1/2009.
  • Buyers must have credit scores of 620 to 660 or better
  • Buyers must have some savings to pay for closing costs and down payment. Some downpayment assistance may be available.
  • Based on their size & number of bedrooms, the homes are intended for households in the following size ranges:
    • Herkimer Arms: 4 to 6 person households / families
    • Hammond House: 5 to 7 person households / families
    • 1-bedroom "loft" condo: 1 to 3 person households
  • Buyer household income cannot exceed the following maximums based on household size:
    • 1-person household: up to $47,250
    • 2-person household: up to $54,000
    • 3-person household: up to $60,750
    • 4-person household: up to $67,440
    • 5-person household: up to $72,880
    • 6-person household: up to $78,240
    • 7-person household: up to $83,680
