Herkimer Gardens, located at 407 N. Raymond Avenue in Pasadena, currently houses two historic buildings which will be rehabilitated for sale as affordable housing. This project will also include construction of a new 1-bedroom/1-bathroom Carriage House built over the new garages for the development. Each home includes a private garage, with 2-spaces for each of the larger units and 1-space for the Carriage House. The site was purchased by HHP to rescue the historic Greene & Greene Herkimer Arms and the Professor Hammond House; both located on the Fuller Theological Seminary campus and slated for demolition. A local preservation advocacy organization approached HHP for assistance in saving both buildings from demolition, especially the Herkimer Arms which is the only known apartment building designed by the Greene & Greene brothers making it notable and unique to the history of Pasadena. Parking will be in a detached garage off Maple Street and to take full advantage of the site plan, HHP will build a one-bedroom loft unit above the garage. Units should be available for move-in during Spring 2012. The homes will be available for sale to qualified first time homeowners in target income ranges based on household size, as follows:
